I'm Dan. I've spent my career on the side of real estate that doesn't fit in a pitch deck: sourcing land nobody was marketing, underwriting the line items other sponsors skip, and standing on the site before anyone draws the plan.

Markets get priced on what people believe. They get built on what's actually happening. I'm interested in the distance between those two things, whether that's a secondary city where households and employers are arriving ahead of the headlines, or a small mountain nobody has figured out how to keep solvent in June.

Off the clock you'll find me on snow, on a stage with a guitar, or somewhere with a tray of oysters. Skiing is the reason I started looking at mountains, and the reason I look at them the way an operator does: lifts, beds, staff housing, and a town that has to work all year.
